New design guide supports sustainable, high-quality townhouse development in Merri-bek

03 Feb 2026

We all want to live in suburbs with great access to services and improved neighbourhood amenities. We can support this vision with quality residential designs and liveable homes that improve the character of our neighbourhoods.

Council has developed new Townhouse Exemplar Designs to encourage better quality developments and appointed a leading Melbourne based architectural practice to prepare a suite of 8 high quality, practical, and cost-effective townhouse floorplans. The Townhouse Exemplar Designs are funded through the Australian Government Housing Support Program.

We need to improve the quality of medium residential developments to meet the demands of Merri-bek's rapid growth. The Townhouse Exemplar Designs aim to encourage developers to build more quality homes in Merri-bek using designs that people in our community will enjoy living in for years to come.

The Townhouse Exemplar Designs include a suite of designs that reflect the range of lot sizes most common in Merri-bek and considers how to make better use of the land you have, featuring efficient and repeatable building forms, reduce materials and cost and offer broad appeal to potential buyers in Merri-bek.

When assessing your planning application, Council will seek to encourage better quality design. The townhouse exemplars provide a good starting point to guide designs that incorporate environmental sustainability design features and provide great homes for people to live.
